AVOID if you can help it

We put up with Zam Realty Mgmt. for four years and are now trying to get our security deposit back from when we moved out four months ago. While living there we experienced an unhelpful super, numerous problems with the unit (water leaking through a ceiling light fixture, mold growing in the walls), and a management staff that we could never get a hold of because their line is either busy or their voicemail box is full. We called 311 about 3-4 times over the years. Since moving out we've written them letters (because trying by phone is useless) providing our updated contact info and requesting our security deposit. NO RESPONSE. In our next letter we're warning them that we'll be filing a complaint with the NY Attorney General. For anyone else going through this sort of thing, they have great resources on the NY Attorney Gen. website: www.oag.state.ny.us/bureaus/consumer_frauds/housing_issues.html. It includes a Renters Security Deposit complaint form and other forms.

• Cons: Don't fix things, can't get a hold of, don't return sec.dep.

DO NOT RENT FROM ZAM!! IMPOSSIBLE TO GET AHOLD OF & TOTALLY IRRESPONSIBLE!!!!!

Do not rent from these people unless you don't need a landlord to do anything except take your rent money and you enjoy calling 311!!! They're disorganized, unprofessional, and impossible to get ahold of. Try calling their main number: on the off-chance someone answers they might be reasonable, but the other 95% of the time (like when you're trying to get your security deposit back after over 40 days) you get a robot message stating that you should try back later - - with no option to even leave a message! Our contact "for emergencies" was a flake and his message box was always full so, again, we had no option to leave messages. We got responses when we either 1) sent desperate letters by snail mail to the main office or 2) we called 311, who called 911 and sent over the fire department due to a water leak that was at risk of messing with the electrical system and lighting the apartment on fire. We'd called them twice about it the previous day.

Oh, and the super was literally mentally challenged & therefore couldn't fix anything right or get anything done and left his tools all over the apartment.

THEY STINK!!!

Slumlord Doesn't Due Justice

This company is unprofessional in every aspect of operation. Contact with the management company is impossible. There is rarely hot water and sometimes no heat. The building is unsanitary and unsafe. Management continually ignores complaints from tenants. They have absolutely no respect for others and keep the building in deplorable condition. I HIGHLY recommend avoiding any contact with Zam Realty or anyone associated with this despicable corporation.
