If You Decide to Pay A Broker's Fee, Go with Emil at Ardor!

To be specific, go with Emil Buca! Not all agents are created equal. They are independent with their work ethic and their pricing. Emil went above and beyond to get us into our dream apartment in Hell's Kitchen. He had amazing listings and worked with us even though we some blemishes on our credit and did not exactly meet the income requirements. Above all, he was honest, professional and never left us hanging with an inquiry. I highly recommend using him as your broker.

This company sucks.

I was interested in renting an apartment for around October 1st. I am a college student and was certain that living in off campus housing was the best choice for me because rent would be cheaper then paying for housing at school. We set up an appointment with Alex to look at apartments, the only times he would get back to us was when we would call him to check and see if he had forgotten about us. He was 25 minutes late for an appointment that we were 25 minutes early for. As a result of poor communication, we were only able to see three apartments out of the five that we were told we would see that day. One of the three was under heavy renovation. We made an appointment to see more apartments the following week and we were never contacted back by Alex again. When we called, he claimed that he was really busy and we were the next client on his list. Once again, we never heard from him. We called Ardor directly and spoke with Steve Love who apologized profusely and reassured us that he would call us back by the end of the day to continue our apartment search. We were told that brokers will essentially only help out clients who they feel will be reliable. We never made it apparent that we wouldn't be reliable, and that is no way to treat a customer. Steven never got back to us that day, and when my friend contacted the office again to talk to someone else, Steven called him back and left a condescending voicemail disapproving of apparent threats that my friend was making. This is a business, and businesses deal with customers. The customer always comes first, and we definitely do not feel this way.

TERRIBLE EXPERIENCE

I signed a lease for an apartment three weeks prior to the move in date. The night before I was supposed to pick up the keys I was told that the apartment had been rented to someone else and was no longer available. Terrible company, dishonest, unprofessional brokers!!

Avoid at all costs!

Its so sketchy that the only good reviews listed above are obviously faked by Ardor. Both accounts end in 123, one doesn't have any other reviews, and the other reviewed "Papa Johns" at the same time. No one writes such ecstatic reviews when getting reemed for 15% of a year's rent for showing you an apartment you found on Craigslist. I'm in this situation right now and i'll speak honestly. I've paid the $75 application fee. I swear they said 10% annual fee on the phone but it was %15 on application (but they swear they said 15 on the phone). After the application was filled out they called back to apologize that the owner had made a calculation mistake and the rent was actually about $50 higher (they said they realized how shady it sounded but that it was an honest mistake).

All that being said, honest "mistakes" or not, it wouldn't surprise me either way. All I care about is getting the apartment. NYC realty is a slimy business and Ardor just seams to be your average realty company that has a death grip on the nice apartments in the city. Nothing more, nothing less.
